Bringing New Life to a Former Farmhouse

Is your dream home a charming farmhouse nestled in the countryside? If so, then restoring an older property could be the perfect way to achieve your vision. However, there are some important considerations to make when renovating a historic building.

This blog post explores the renovation of a former farmhouse with stunning rural views. The original farmhouse dates to around 1850, with a large extension added in the 1970s. The clients brief was to create a more open plan living space that took advantage of the views, while also incorporating sustainable features and technologies.

Setting and Character

The site sits on its own with trees and bushes screening its 3 boundaries from the road at Hollow Meadows. To the south there is open countryside with far reaching views to Trout Sike, to the north the property is just off the Manchester Road. 

The area is characterised by a mixture of traditional 2 storey cottages of stone construction but with a number of rendered and tiled properties. There are a number of bungalows and more modern extensions from the 1960s and 70s. Properties are generally detached and set out either side of the A57 most with a high level of tree screening from the road.

Design Challenges

The existing extension had a number of issues. The existing older section and original farmhouse dating from 1850 was in a fairly dilapidated state. A large unsympathetic extension formed in the 1970s further exasperated the existing accomodation and created dark cellular spaces. 

The levels between the original farmhouse and this subsequent extension did not tie up at either ground or first floor. There were also a number of semi permanent constructions in a state of disrepair including a debilitated conservatory and outbuildings to the south.

Design Process and Solutions

We looked at a number of schemes to come up with the most appropriate solution for the site; this included options for the removal of the later extension and exploration of different volumes and juxtapositions to identify the original farmhouse and open up to the wonderful views.

The Design

The chosen proposal seeks to unify the levels at ground floor by lifting the floor level of the newer extension to create an open plan living space and to maximise the views over the moors.

The footprint of the old farmhouse is largely left intact , the two existing rooms repurposed and the kitchen relocated.

The proposed extension to the side in contrast to the cellular farmhouse footprint offers light and open plan accommodation which allow for the living areas to link to the outside.

A small glazed extension to the south takes advantage of the views and solar gains from the south aspect.

Incorporating Renewable Technologies

The property is currently off-grid, with no mains gas connection. The renovation plans incorporate a number of renewable technologies to make the home more sustainable and energy-efficient. These include solar slate tiles for generating electricity, solar panels for hot water pre-heating, and improved thermal insulation throughout the property.

Upgrading the existing fabric

The walls to the existing stone walls are to be lined with wood fibre insulation , a non toxic renewable and breathable insulator. A traditional lime plaster finish is specified as a finish coat.
